More of our Maine work happens in Cumberland County than anywhere else, and it divides almost in half. At the northern end there is lake country: Sebago, Standish, Bridgton and the towns around them, where the buildings are camps, converted camps and houses on ledge with crawl spaces underneath. At the southern end there is Portland and the coast, where the housing is older, denser, frequently divided into flats, and built in a way that lets a basement draft reach a third floor without meeting anything to stop it. What Cumberland County is built like

In between, along the 302 corridor through Windham and Gorham, is the part of the county that has grown fastest, which means subdivisions from the last forty years and a steady amount of new construction going up now.

Those two halves want different first moves. On a lake building the foundation and the floor are usually where we start, because a crawl space open to outside air undoes anything you do above it. In the city the roof and the band joist come first, and the honest advice is often to look at the whole shell before spending anything, because sealing one end of a balloon-framed house simply sends the air to the other.
